Mezzanine Flooring
How do you make more money from your existing warehouse space? What is a mezzanine floor?
Mezzanine floors are freestanding platforms constructed within, but not tied to, the existing building. Adding a mezzanine to your Doncaster warehouse increases its usable space by matching the floorspace below the mezzanine with a roughly equal amount of floorspace above it.
What can I use my Doncaster mezzanine for?
Our clients are using their mezzanine floors in a wide variety of ways, including:
- Additional warehouse storage
- Increased production space
- Extra office space
- Training rooms
- Pallet gates to existing floors
- Additional staircases
Why add a mezzanine floor to your Doncaster warehouse?
It’s all about creating extra productive, profitable space for the lowest possible cost and hassle. Installing a mezzanine floor in your Doncaster premises isn’t your only option, but it is the lowest cost option. Unlike most external extensions or alterations to your warehouse, it doesn’t require planning permission. And it’s a lot less of a headache than moving premises.
Is my warehouse big enough to install a mezzanine?
If your warehouse is at least 5.5m tall and any stairwells leading to your mezzanine have a minimum of 2m head clearance, yes.
If you have lots more height, consider adding additional levels of mezzanine to make even more cost-efficient use of the space.
How big can my Doncaster mezzanine floor be?
There’s no set or standard size for a mezzanine floor. There’s an obvious limit in terms of the size of the warehouse your Doncaster mezzanine will sit in, but beyond that it’s entirely down to you. Most are between a third and a half the size of the warehouse’s footprint.
Bear in mind that a bigger mezzanine floor will mean you’re subject to more safety considerations and regulations.
- A mezzanine of up to 10m x 10m which occupies less than 50% of the area of the building won’t need a fire rating if you use it for storage or other purposes that mean it isn’t permanently occupied
- A mezzanine of 20m x 20m or more, or a smaller mezzanine that occupies 50% or more of the area of the building will need fire rating, even if it is unoccupied
- Your Doncaster mezzanine won’t need planning permission
- It will need to meet Building Regs

I lease my warehouse. Can I still build a mezzanine?
Usually, yes. As a first step, check your lease agreement. You may need to get the landlord’s permission. It may require you simply to notify them of your plans. Landlords are often keen to approve mezzanine projects because they a) increase the value of their premises and b) increase the likelihood that you’ll remain a tenant for the long term.
